Basement Flood Protection

A dry basementstarts with where the water goes.

Water gets into basements two ways: up through the drains, or in through the walls and floor. We start with the plumbing side and tell you honestly when it’s a job for a waterproofing specialist.

  • Backwater valves to stop sewer backup
  • Sump pumps with battery backup
  • Flood sensors, alarms and flow monitors
  • Honest advice on which problem you have

Where is the water coming from?

Up through the floor drain,or in through the wall?

If water or sewage comes up the floor drain during heavy rain, the city sewer is backing up into your house or your floor drain is improperly tied into the storm water. That is a plumbing fix: a backwater valve.  Or replumbing to remove the improper connection to storm water.

If water seeps in along the bottom of the walls or through cracks, it’s groundwater. A sump pump helps, or a channel drain can help too, but the wall itself may need a waterproofing contractor.

  • Floor drain overflows in storms→Backwater valve or replumbing
  • Water at the base of walls→Sump pump and drainage, or exterior waterproofing
  • Sump pump runs constantly→Larger pump or second pump
  • Power out in a storm→Battery backup sump

Two different problems

Sewer backupvs. groundwater.

Sewer backupGroundwater seepage
Comes up through floor drains or shower drainComes in at walls, cracks, floor joints
Dirty water, often sewageUsually clear water
Happens in big stormsHappens with snowmelt or high water table
Fix: backwater valveFix: sump pump, drainage, waterproofing
How a sump system works: weeping tile carries groundwater into the pit, the float starts the pump, a check valve stops backflow, and a battery backup pump takes over if the power fails. Illustration by Einwechter Plumbing & Heating, Kitchener-Waterloo
How the system works. Weeping tile fills the pit, the float starts the pump, and the water goes outside. The backup runs on its battery.

Backwater valve install

One valve,a lot of peace of mind.

  • 1Locate the main cleanoutWe run a camera down the cleanout to find which way the main runs
  • 2LocatorWe use a locator to identify exactly where to cut concrete to add the new valve
  • 3Open the floorConcrete is cut over the main drain.
  • 4Install the valveA valve with a clear access lid for cleaning.
  • 5Close and patchFloor restored around the access lid.

2. Check access. The valve sits inside the box so it can be opened, inspected and cleaned later.

  • Find the source

Drain backup and wall seepage need different fixes.

  • Stop sewer backup

A backwater valve closes when the city sewer surcharges.

  • Pump it out

Sump pumps sized for your pit and inflow.

  • Shut off leaks

A smart shutoff closes your main water line when it senses a leak.

Groundwater

A sump pump moves the waterbefore it reaches the floor.

When groundwater is the problem, a sump pump is the main defence. Weeping tile carries the water to a pit, and the pump sends it outside. The storms that flood basements often knock the power out too, so a battery backup and an alarm are worth adding.

  • Replace a sump pump in an existing pit: $650
  • No pit? We cut the floor and add one: about $2,400
  • Battery backup and Wi-Fi alarms available

Burst pipes and leaks

Shut the water offbefore a leak becomes a flood.

Not every flood comes from outside. A burst pipe, a failed water heater or a cracked supply line can put hundreds of litres on the floor while you are at work or away. The Flo by Moen smart water shutoff goes on your main water line, learns how your household uses water, and shuts the whole house off automatically when it sees a leak.

  • Learns your normal use and spots abnormal flow
  • Daily micro-leak test finds drips as small as a drop a minute
  • Shut the water off from your phone, anywhere
  • Freeze alerts in cold weather
  • Leak sensor puck with a 6 ft cable for the water heater, dishwasher, sinks or toilets
Flo by Moen smart shutoff, installed $1,800 Plus HST. Extra leak pucks $70, extra sensor cables $35, plus HST.

Some insurance companies offer a small premium discount for an automatic shutoff. Ask your insurer.

Questions we get asked

Basement flood FAQ

What is a backwater valve?

How much does a backwater valve cost?

Ranging from $1,500 - $2,300 installed price.  Camera, Locator, Cutting Concrete, Digging, Tying into plumbing, Concrete.

Do you do exterior waterproofing?

No. We handle the plumbing side of flood protection: backwater valves, sump pumps, battery backups and leak shutoffs. For exterior foundation waterproofing, you will need a waterproofing contractor.

Do I need a sump pump?

If groundwater collects around your foundation, yes. Replacing a pump in an existing pit is $650 plus HST, and if you have no pit we can cut the floor and add one for about $2,400. See every sump option and price.

What does a smart water shutoff do?

It sits on your main water line, learns your normal water use, and shuts off the whole house if it sees a leak or a burst pipe. You can also turn the water off from your phone from anywhere in the world.  A Flo by Moen is $1,800 plus HST installed.

Will a smart shutoff lower my home insurance?

Some insurance companies give a small premium discount for an automatic water shutoff. Check with your insurer before you book.
