Commercial Plumbing · Hydronic Heating · Water Treatment
When you are responsible for a building or a project, you need to know two things quickly: can the contractor handle the work, and what is it going to cost?
Or email [email protected]
What we handle
Most of what we do for a building is the small recurring work. But when the sewer lets go or the boiler needs replacing, you should not have to go and find somebody else.
Commercial water softening for buildings, kitchens and equipment, sized after a site assessment rather than off a chart.

1 Plumbing scope
You have the other trades covered.
Send the drawings or the spec. We price our part, work alongside the rest, and keep the plumbing responsibilities clear. This is how we work as the plumbing subcontractor for builders and general contractors, including commercial tenant fit-outs.
Send the drawings2 Full mechanical scope
You want one number and one contact.
We carry the mechanical scope with our HVAC partners and price it in writing the same way. You call us, not four trades. We do not contract the whole build.
Send the projectPricing you can budget against
Where the work is predictable enough to price in advance, we publish the number, so you can qualify the job before anyone spends an afternoon on a site visit. Where it is not, you get the scope priced in writing before the work starts.

Several devices in one building tested together is what brings the cost per device down. We complete the report and file it with your municipality's program, the filing fee is inside the price, and you get a copy for your own records.

from $650
Snaking
Clears a path through the blockage
from $300
Snaking, fixture pulled and reset
Where access needs the fixture off
$500
In a commercial kitchen, grease is usually the reason a line keeps closing back up, and that is a jetting problem, not a snaking one.
Camera & locator inspections
Drain camera inspection

$500
Camera with locator
Exact position and depth
$750
Visual inspection
Where the problem is reachable
$260
When the problem is underground or behind a finished surface, an inspection tells you what you are dealing with before you commit to the repair.
Set up for commercial work
Paperwork your office can file, invoices your team can code, shutdowns the building can plan around.
Before the job
$5M liability and the certificate your vendor file needs. Send drawings or specs and we price from those. Water goes off at a time you chose.
During the work
Interruption kept to the part of the job that needs it. Work area cleared at the end of every day.
When we invoice
Building and work order on the invoice, so it clears without another phone call.
Next time you call
You should not have to explain the same mechanical room twice.
Who we work with
Our work
Facility relocation · Waterloo
We dismantled the services in the old building and installed the air lines, water lines, natural gas lines and drainage in the new one, so the operation could keep running from the new address.
Fitness studio · Georgetown
We cut the concrete and ran new drainage and water to suit the layout the tenant had signed for. We have done these fit-ups in several towns across the region.
Custom home · Builder project
We took the plumbing scope from design through to completion as the subcontractor to the general contractor, where the plumbing was planned rather than fitted in afterwards.
Projects are described without naming the client.
How it works
Drawings, specs, photos or a description.
What's covered, what's separate, what could change the number.
Anything below ground, anything sized to a building. We tell you which before we book it.
Tell us what is happening and where. We come back with the number in writing.

We handle hydronic heating: boilers, radiators, baseboard and radiant floor. We do not service forced-air heating or cooling systems. Where a project needs the full mechanical scope, we manage that with our HVAC partners.
Weekdays, 7am to 5pm.
We take the plumbing scope as a subcontractor for builders and general contractors. We also manage the full mechanical scope using our HVAC partners for clients who want one number and one contact.
We do not contract the whole build.
Purchase orders, certificates of insurance, invoices coded to the building and work order. If your process needs something else, include it when you send the scope.
Depends what is happening and what is already booked. Call and we will tell you straight.
