Commercial Plumbing · Hydronic Heating · Water Treatment

Know the scope.Know the number.

When you are responsible for a building or a project, you need to know two things quickly: can the contractor handle the work, and what is it going to cost?

Or email [email protected]

  • $5M Liability
  • WSIB

What we handle

From service calls to major repairs

Most of what we do for a building is the small recurring work. But when the sewer lets go or the boiler needs replacing, you should not have to go and find somebody else.

Plumbing

Nine services
  • Backflow testing and device installation
  • Drain clearing, snaking and water-jetting
  • Camera and locator inspections
  • Pipe repair and replacement
  • Gas piping
  • Sewer and drain work
  • Leak detection and repair
  • Sewer and water service replacement
  • Commercial washroom and fixture work

Hydronic heating

Not forced air
  • Boiler service and replacement
  • Radiators
  • Hydronic baseboard
  • Radiant floor heating
Radiant floor tubing laid across a basement slab before the pour

Water treatment

Sized to the building

Commercial water softening for buildings, kitchens and equipment, sized after a site assessment rather than off a chart.

Planning a project?

Two ways to work with us

1 Plumbing scope

You have the other trades covered.

Send the drawings or the spec. We price our part, work alongside the rest, and keep the plumbing responsibilities clear. This is how we work as the plumbing subcontractor for builders and general contractors, including commercial tenant fit-outs.

Send the drawings

2 Full mechanical scope

You want one number and one contact.

We carry the mechanical scope with our HVAC partners and price it in writing the same way. You call us, not four trades. We do not contract the whole build.

Send the project

Don't see your job here?

Send it and we'll tell you whether it fits.

Pricing you can budget against

Know the number before you commit

Where the work is predictable enough to price in advance, we publish the number, so you can qualify the job before anyone spends an afternoon on a site visit. Where it is not, you get the scope priced in writing before the work starts.

All prices + HST

Backflow testing

First device

Tested, reported and filed

$275

Each additional device

Tested at the same visit, at the same address

$200

New device supplied and installed

Depending on size

$950 to $1,500

Several devices in one building tested together is what brings the cost per device down. We complete the report and file it with your municipality's program, the filing fee is inside the price, and you get a copy for your own records.

Sewer & water service replacement

Sewer replacement

Building to street

$10,000 to $12,000

Water service replacement

Curb stop to meter

$8,000 to $10,000

If the ground is open, do both

Add $3,000 to put a water service into a sewer project, or $5,000 to put a sewer into a water service project. Considerably cheaper than opening the ground twice.

What's included, and what moves the range

Sewer replacement includes

  • Locates
  • Excavation
  • 4-inch sewer replacement
  • Permit
  • Inspection where required
  • Soil removal if needed
  • Run and test
  • Backfill

Water service includes

  • Locates
  • Excavation
  • Municipal isolation coordination
  • New 1-inch Municipex or equivalent
  • Inspection
  • Energizing
  • Permit
  • Soil removal if needed
  • Run and test
  • Backfill

Both ranges assume

  • Traditional excavation
  • No vac truck
  • No cribbing or shoring
  • Room on site to lay soil

Separate from the ranges

  • Landscaping
  • Driveway repair
  • Tree removal
  • Other site restoration

If the site needs a different excavation method, that changes the number and we tell you before we start.

Drain clearing

Water-jetting

Cleans buildup off the pipe wall. Two to three hours

from $650

Snaking

Clears a path through the blockage

from $300

Snaking, fixture pulled and reset

Where access needs the fixture off

$500

In a commercial kitchen, grease is usually the reason a line keeps closing back up, and that is a jetting problem, not a snaking one.

Camera & locator inspections

Drain camera inspection

See the condition of the line

$500

Camera with locator

Exact position and depth

$750

Visual inspection

Where the problem is reachable

$260

When the problem is underground or behind a finished surface, an inspection tells you what you are dealing with before you commit to the repair.

Job not on the list?

Plumbing that works with your process

Paperwork your office can file, invoices your team can code, shutdowns the building can plan around.

Before the job

Certificate, drawings, scheduled shutdown

$5M liability and the certificate your vendor file needs. Send drawings or specs and we price from those. Water goes off at a time you chose.

During the work

The building keeps running

Interruption kept to the part of the job that needs it. Work area cleared at the end of every day.

When we invoice

PO-ready, coded to the building

Building and work order on the invoice, so it clears without another phone call.

Next time you call

The same crew, and the history

You should not have to explain the same mechanical room twice.

Frequently asked questions

Do you handle heating as well as plumbing?

We handle hydronic heating: boilers, radiators, baseboard and radiant floor. We do not service forced-air heating or cooling systems. Where a project needs the full mechanical scope, we manage that with our HVAC partners.

What hours do you work?

Weekdays, 7am to 5pm.

Do you take on new construction?

We take the plumbing scope as a subcontractor for builders and general contractors. We also manage the full mechanical scope using our HVAC partners for clients who want one number and one contact.

We do not contract the whole build.

Can you work with our procurement process?

Purchase orders, certificates of insurance, invoices coded to the building and work order. If your process needs something else, include it when you send the scope.

How quickly can you get here?

Depends what is happening and what is already booked. Call and we will tell you straight.
