Why leaks are priced in two parts

A hidden leak has two jobs:finding it and fixing it.

Finding a leak behind a finished wall or ceiling can take diagnostic work, so that part is billed for the time and materials it takes. Once we know where the leak is and what has to come apart to reach it, we give you the repair price, and nothing is repaired until you approve it.

If water is running right now, shut off the main, open a tap somewhere in the house to relieve the pressure, then call.

Questions we get asked

Leak detection FAQ

What should I do if a pipe is leaking right now?

Shut off the water at your main if you can, open a tap somewhere in the house to relieve the pressure, then call us. Do not force a valve that will not turn.

How much does leak detection cost?

Finding a hidden leak is billed for the time and materials it takes. Once we know where it is, you get the repair price before we fix it.

How much does it cost to repair a leaking pipe?

Pipe repairs run $300 to $3,000 plus HST, depending on access, the pipe material and how much has to be replaced.

What is a Moen Flo?

A smart water monitor and shutoff valve installed on your main line. It watches the flow and shuts the water off when it detects a leak. Supplied and installed, it is $1,800 plus HST.

Does a smart shutoff help with insurance?

Some insurers offer a small discount for having a leak detection and prevention device; check with yours.

How do you find a leak without tearing open walls?

We follow the water. Wet spots, stains and dripping lead us back to the source, and we open the wall or ceiling only where the water points. We don’t use acoustic (sound-based) leak-locating equipment. To catch the next leak early, we install smart shutoff devices like the Moen Flo, which watches your water use and can turn off the main when something looks wrong.

Why is my water bill suddenly so high?

The most common cause is a running toilet, which can waste hundreds of litres a day without making much noise. To check for a hidden leak, turn off every tap and appliance and watch the small dial on your water meter. If it still moves, water is going somewhere.

Can you find a leak under the basement floor?

Yes. Water lines under the concrete slab can leak where you can’t see them. The first signs are usually a damp patch on the floor, or a water meter that keeps moving when everything is off. We open the floor where the water shows up and repair or replace the line, opening only as much as the job needs.

Do you do pool or air conditioner leak detection?

No. We find and fix leaks in your home’s water lines, drains and fixtures. Pool leaks and refrigerant leaks in air conditioners need a pool or HVAC specialist.
