Where renos go wrong

Most plumbing surprisesshow up after the walls close.

Drains need slope, vents need a path, and a basement bathroom may need the floor opened. Finding that out at the planning stage costs nothing. Finding it out after the drywall is up costs a wall.

  • Moving the kitchen sink→Drain slope and venting checked first
  • Basement bathroom→Floor opened for drains, or a pump if it sits below the sewer
  • Laundry room move→Drain, supply and dryer venting planned together
  • Wet bar or coffee station→Small sink, RO tap or fridge line

How the fixture allowance works

You stay in control of the budget.

  • Your quote includes a budget for builder-grade fixtures we recommend
  • Move budget between fixtures however you like
  • Go over the allowance and you pay the difference
  • Come in under and you keep the savings
  • Supply your own and we install it, without our warranty on that fixture

Why we supply fixtures

The best installation cannot overcome bad components.

Cheaper toilets and faucets loosen, crack, leak at the connections, use hoses that kink, and clog more often. Even name brands sell an entry-level line and a commercial line.

We guarantee our work for a year when we supply the equipment. We pick brands we trust, and that’s what lets us stand behind them.

Locally owned since 2018

Questions we get asked

Renovation plumbing FAQ

Do I need a permit for renovation plumbing?

Adding or moving drains, vents or fixtures usually needs a plumbing permit. We apply for it and book the inspection.

Can I put a bathroom in my basement?

Usually, yes. If the fixtures sit below the sewer line, a pump may be needed. We confirm on the walkthrough.

Can you work with my contractor?

Yes. We coordinate rough-in and finish around their schedule.

Can I buy my own fixtures?

Yes, and we install them, but we can’t warranty fixtures we didn’t supply.

How is the fixture allowance set?

Your quote includes a budget for recommended builder-grade fixtures. Spend more or less on each, and the difference is added or credited.

How much does renovation plumbing cost?

It depends on what moves, and whether the floor will be cut and chipped for us, or we will be handling the full scope. Typical ranges for a basement bathroom rough-in could be $5,000 - $10,000 in plumbing.
